ZONING BOARD OF APPEALS
NOTICE OF PUBLIC HEARING

The Town of Douglas Zoning Board of Appeals will hold Public Hearings beginning at 7:15pm on Wednesday, September 7, 2016 in the Douglas Municipal Center, Community Meeting Room, 29 Depot Street, Douglas, MA to hear the following Applications:

7:15 PM G-Force Enterprises, Inc., (Owners) David & Suzanne Gagnon are requesting a Variance in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.1.3, Appendix B-Table of Dimensional Requirements, to vary the required 200-foot road frontage to the existing 25-foot Easement/Right of Way in order to access their property and construct a single family dwelling located at 13 Potter Road (off Manchaug Street), Assessors Map 136, Parcel 7.

7:30 PM Kenneth & Amy Rawlings are requesting a Special Permit in a Rural Agricultural (R/A) Zoned District pursuant to the Douglas Zoning Bylaws, Section 3.0-Use Regulations, Subsection 3.4-Nonconforming Uses and Structures, Subsection 3.4.7-Reconstruction after Catastrophe or Demolition, and a Variance pursuant to Section 4.1.3, Appendix B-Table of Dimensional Requirements, to vary the required 200-feet of road frontage and the existing road frontage is127.30-feet, the required lot area of 90,000 square feet and the existing lot area is14,927 square feet, the required front yard setback of 50-feet and the existing front yard setback is 15.2-feet, the required side yard setback of 25-feet and the existing is 22.8-feet, and the required rear yard setback of 25-feet and the existing is 20.8 feet in order to raze a legal pre-existing, nonconforming single family dwelling and to construct a new single family dwelling with an increase in volume and adjusted location on property located at 58 Lakeshore Drive, Assessors Map 110, Parcel 41.

A copy of the Applications may be viewed in the Community Development Department during regular business hours. Any person interested or wishing to be heard on the proposed Applications should appear at the time and place designated.
