NOTICE OF PUBLIC HEARINGS
The Town of Douglas Zoning Board of Appeals will hold Public Hearings beginning at 7:00pm on Wednesday, April 11, 2018 in the Douglas Municipal Center, Community Meeting Room, 29 Depot Street, Douglas, MA to hear the following Applications:

7:20 PM Andrew & Ruth Parker are requesting a Variance in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.3 – Road Frontage and Section 4.3.1 – Lot Area and Section 4.1.3 - Dimensional Regulations, Appendix B to vary the required 200 feet of Road Frontage to allow 179.33 feet of Road Frontage and vary the required 90,000 square feet of Lot Area to allow 43,596 square feet of Lot Area to construct a single family dwelling on property located at 42 Shore Road, Map 284, Parcels 49 & 50.

7:30 PM Louis Tusino is requesting a Variance in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.1.3, Dimensional Setback Requirements for the front and side yard setbacks. The existing building has a front yard setback of 22.9 feet and side yard setbacks of 13.4 feet and 8.2 feet, the Applicant is seeking a Variance for 27.1 feet for the front yard setback and 11.6 feet & 16.8 feet from the side yard setbacks to allow a single family dwelling to remain on property located at 103 Shore Road, Map 300, Parcel 18.

7:40 PM Louis Tusino is requesting a Special Permit in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.3 – Road Frontage to vary the required 200 feet of Road Frontage and allow 47.5 feet of Road Frontage and Section 4.3.1 – Lot Area to vary 90,000 square feet of Lot Area and allow 6,684 square feet of Lot Area to allow a single family dwelling to remain on property located at 103 Shore Road, Map 300, Parcel 18.

A copy of the Applications may be viewed in the Community Development Department during regular business hours. Any person interested or wishing to be heard on the proposed Applications should appear at the time and place designated.
