The meeting was called to order at 7:00pm.

Present were Daniel Heney (Chairman), Pamela Holmes (Vice Chairman), Sean Holland (Member), Michael Nelson (Alternate) and Adelle Reynolds (Building Commissioner). Absent was Maria Lajoie (Administrative Secretary).

Request for Variance
Hearing this case will be Chairman Daniel Heney, Pamela Holmes (Vice Chairman) and Sean Holland (Member). Present was Applicant John Bombara. The land area is approximately 7,716 square feet located on waterfront property and 75-feet of frontage on common driveway easement off of Northwest Main Street. Bombara is requesting a Variance in a Rural Agricultural Zoned area pursuant to the Douglas Zoning Bylaws, Appendix B – Dimensional Regulations to vary the 25-foot required side yard setback to a 2-foot side yard setback for an 8-foot by 14-foot movable shed. The Board did a site walk on the property and did find that due to topographical issues, 2-feet from the right side of the property line was the only flat area that he could place the shed. The Planning Board had no objection to this request. After discussion, a Motion was made by Holmes to close the Public Hearing, seconded by Holland. Vote was unanimous. A Motion was then made by Holland to vote in favor of the request by John Bombara for a Variance, seconded by Holmes. Vote was unanimous.

Request for Appeal
Hearing this case will be Vice Chairman Pamela Holmes, Sean Holland and Michael Nelson. Chairman Daniel Heney recused himself. Present were the Applicants Peter & Susan Brady and their representative Attorney Edwin Taipale.
There was much discussion about the Board’s issues regarding this Appeal (attached is a copy of the final “Decision”). A Motion was made by Holland to uphold the Building Commissioner’s determination that the use of property located at 35 Wallis Street does not fall within the Use Table, Appendix A, as an allowable use within the Rural Agricultural Zone under the Town of Douglas Zoning Bylaws, seconded by Nelson. Vote was unanimous.

At 7:45pm, a Motion was made by Holmes to adjourn the meeting, seconded by Nelson. Vote was unanimous.
