ZONING BOARD OF APPEALS
NOTICE OF PUBLIC HEARING
The Town of Douglas Zoning Board of Appeals will hold Public Hearings beginning at 7:00pm on Wednesday, October 11, 2017 in the Douglas Municipal Center, Community Meeting Room, 29 Depot Street, Douglas, MA to hear the following Applications:

7:30 PM Donald Farineau is requesting a Variance in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.1.3-Table of Dimensional Requirements, Appendix B-Dimensional Regulations to vary the required 200-feet of road frontage and the existing road frontage is 66.21-feet, the required lot area of 90,000 square feet and the existing lot area is 7,000 +/- square feet, the required front yard setback of 50-feet and the existing front yard setback is 25.7-feet, the required side yard setback of 25-feet and the existing is 16.5-feet, in order to raze a legal pre-existing, nonconforming single family dwelling and to construct a new single family dwelling with an increase in volume and adjusted location on property located at 294 Northwest Main Street, Assessors Map 159, Parcel 12.

7:45 PM Robert Parent & Carole Dolan are requesting a Variance in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.1.3-Table of Dimensional Requirements, Appendix B-Dimensional Regulations to vary the required 90,000 square feet of lot area and the lot area, which includes the existing non-conforming Parcels 136 & 137, both Parcels being 5,000 square feet, for a total of 10,000 square feet, the required road frontage is 200 feet and the existing road frontage is 100 feet, the required front yard setback is 50 feet and the existing front yard setback is 44’, the required side yard setback is 25 feet and the existing side yard setback is 10 feet and the required rear yard setback is 25 feet and the existing rear yard setback is 22 feet on property located at 12 Roslyn Road, Assessors Map 284, Parcels 136 & 137.

8:00 PM Richard Klotz is requesting a Variance in a Rural Agricultural (RA) Zoned District pursuant to the Douglas Zoning Bylaws, Section 4.1.3-Table of Dimensional Requirements, Appendix B-Dimensional Regulations to vary the required 200-feet of road frontage and the existing road frontage is 150 feet, the required lot area of 90,000 square feet and the existing lot area is 68,868.36 square feet on property located at 185 Yew Street, Map 222, Parcel 1.
A copy of the Application may be viewed in the Community Development Department during regular business hours. Any person interested or wishing to be heard on the proposed Application should appear at the time and place designated.
